General Questions

We focus on building Class 1B rooming houses, designed to provide exceptional returns for investors. These properties typically feature five (5) bedrooms, all with individual leases, offering stable rental income and high yields.

Our sole focus is on delivering high-yield investment properties, particularly rooming accommodation designed for investors that seek strong returns. We do not build custom homes or services for individual residential properties. By focussing on the investment property market, we ensure maximum returns for our investors.

A rooming house is a property with five (5) separate units, each with its own
bedroom, bathroom, living space and kitchenette. Each unit is leased to individual tenants; this arrangement ensures higher profits for investors while meeting local council classifications for rooming accommodation.

Rooming houses offer high gross rental yields, often around 9-10%. This provides investors with stable income streams. Properties are then valued based on net yield, and not on traditional property comparisons.

While Altitude Investment Builders does not directly manage properties one built, we work closely with professional property managers to ensure that our rooming houses are managed economically and efficiently.

As rooming houses are considered "acceptable development" by Brisbane City Council, the approval process is faster than typical multi-unit dwellings. This means construction can commence quickly, and you can start earning rental income sooner.
Investor Specific Questions

Unlike traditional investments, rooming houses are valued similarly to commercial properties (based on rental yield). This can result in faster equity creation and a higher return on investment.

Each tenant signs an individual lease agreement for a unit, which means if one (1) tenant moves out, the other tenants continue paying rent for the units they live in. This minimises financial risk for investors and reduces vacancy-related stress.

Yes, subdividing your land has the potential to increase profitability and decrease holding costs by creating multiple lots. As such, many of our investors make the decision to increase their property value by subdividing into two, or even three (3) blocks. Altitude Investment Builders can align you with the right subdivision services to achieve this, assisting investors with site selection, approvals, and project management.

At Altitude Investment Builders, we can assess your land thoroughly to ensure it meets the requirements for building a compliant and profitable rooming house. We offer site assessment services to help you select the best land for your rooming house. The suitability of your land does, however, depend on local council regulations and the specific dimensions of the site as not all land shapes/sizes are ideal for rooming houses.

Design & COnstruction Questions

All our designs are optimised for rooming accommodations, however, we can work with you to adapt some aspects of the property to suit your preferences, while still ensuring the best results for your investment.

Yes, at an additional, yet affordable cost, we offer an optional furniture package for each rooming houses, including all essentials down to kitchen utensils. This allows you to be hand-off (if you choose) and ensures that your property will be from day one to take on tenants.

Our rooming houses are designed with durable materials and efficient layouts, ultimately, this minimises ongoing maintenance costs. Our team also ensures compliance with all safety regulations to keep each rooming house in excellent condition.

Each rooming house generally features five (5) bedrooms with ensuite bathrooms, kitchenettes, individual living spaces, as well as a communal living space.
